A lender can explain loan options and provide written estimates for your situation. Preapproval is not final loan approval. Before signing a representation agreement, we review the services, compensation, duration, and obligations so you understand the arrangement.

03 / Compare homes and build an offer

We compare properties using criteria you choose: location, condition, layout, features, and costs. We discuss comparable sales, current competition, price, contingencies, timing, and possible concessions. Negotiation opportunities depend on the property and seller; they are not guaranteed.

04 / Investigate and track deadlines

Disclosures, inspections, association documents, and title information help you evaluate the purchase. I help you keep track of agreed deadlines and coordinate questions with the appropriate professionals. An inspection may lead to further specialist review; changes or extensions require the applicable agreement.

05 / Prepare for closing and possession

Work with your lender and closing provider to review final figures and requirements. We coordinate the final walkthrough and possession terms. Verify wire instructions directly with the closing provider using a known phone number before sending money.
